Korean housing types and what each one needs
The building you live in determines most of what a cleaning visit involves. These are the differences that matter in practice.
If you are not sure which category your home falls into, send a photo of the exterior and the floor plan from your lease. We will tell you what to expect before quoting.
Practical questions foreign residents ask most
These come up in almost every first conversation, so they are answered here rather than left to a phone call.
Pricing does not change by time of day
Night, dawn, weekend and public holiday work costs the same as a weekday afternoon. There is no surcharge structure. The only thing that changes the price is the actual extent of the soiling.
No travel fee within the metropolitan area
Seoul, Gyeonggi and Incheon are all covered without an additional call-out charge. Islands reachable only by ferry are outside the service area.
The quote is confirmed before work starts
A quote from photographs is a provisional range, because photos do not show inside cabinets or behind furniture. We measure on site, show you anything different, and confirm the figure before starting. Within that agreed scope nothing is added later.
Payment and documentation
Card, bank transfer and cash are all accepted at the same price. A tax invoice (세금계산서) is issued on request, which matters if your employer reimburses housing costs. Tell us what your company needs and we will format it accordingly.
Changing or cancelling a booking
Moving the date costs nothing if you tell us the day before. Same-day changes are usually fine too — call and we will sort it out rather than applying a fixed penalty.
We check the result with you
When the work is done we walk through the unit together. Anything unsatisfactory is corrected on the spot, before we leave. There is no separate callback process.
What is the difference between an officetel, a villa and an apartment?
An officetel (오피스텔) is a studio or one-bedroom in a mixed residential and commercial building, usually compact with a windowless bathroom. A villa (빌라) is a low-rise building of a few floors, often older, with more variation in condition and frequently no lift. An apartment (아파트) is part of a large managed complex with building management and usually better insulation. The cleaning approach differs mostly in ventilation, access and how much mold we expect to find.
Can you come while I am at work?
Yes. Many customers leave a key or a door code and receive photos as the work progresses. If there is anything you want kept or handled a particular way, tell us in advance and we will not touch it without asking.
Do you bring your own supplies and equipment?
We bring everything, including a HEPA vacuum, steam equipment and cleaning agents. We use the building water and power where available and work from our own supply where it is not. You do not need to prepare anything.
What if I have a pet in the apartment?
Tell us in advance so we can plan around it. Ideally the animal is in another room or out of the unit while we work, mostly for its own comfort. We also take care that no residue is left on surfaces a pet might lick.
Do you offer a regular schedule?
For common areas of a building — stairwells, corridors, shared entrances — we do both one-off and recurring work. For individual homes we work on a one-off basis. If you want the unit maintained, simply contact us when it is needed rather than being locked into a contract.
