An empty unit is the best time to clean. Construction dust, residue from previous tenants, and grime inside cabinets and range hoods are far easier to remove before furniture is in the way. Start your life in Korea in a genuinely clean home. Homes, companies, property managers, and multi-unit buildings are all welcome. Night, dawn, and weekend visits are charged at the same rate. A tax invoice (세금계산서) is available, and we work discreetly so your neighbors won’t know.

Where the work actually goes in an empty unit

These are the places that make the difference between a unit that looks clean and one that is clean.

Inside built-in storage

Wardrobes, shoe cabinets and kitchen units collect dust and sometimes insect debris that is invisible until you open them. Once your clothes are inside, this is no longer accessible.

Range hood and filter

Grease from the previous occupant sits in the filter and inside the hood housing. It carries odour and it is the single dirtiest component in most kitchens.

Bathroom grout and drains

Grout lines are steam-cleaned and finished with a sanitising wipe. The drain trap is cleared of hair and debris, which is usually the source of any smell.

Window tracks and frames

Construction dust and years of accumulated grit sit in the track channel. It also blocks the small drainage holes that stop condensation pooling.

Behind and under appliance positions

The gap behind a refrigerator or washing machine is only reachable now. Afterwards it stays untouched until you leave.

Light fittings and ceiling

Dust and insect debris inside light covers is visible when the light is on. We only handle this with the circuit breaker off.

The apartment looks clean already. Do I need this?

Visually clean and actually clean are different things in an empty unit. What we consistently find is dust inside built-in wardrobes, grease behind the range hood filter, hair and debris in the bathroom drain, construction residue in window tracks, and silicone or sticker marks left from the previous fit-out. None of that is visible standing in the middle of the room, and all of it becomes yours the moment your furniture goes in.

It is a brand new build. Is that different?

Yes, and it needs more work rather than less. New units carry fine construction dust that settles into grout lines, window tracks and ventilation grilles, plus adhesive residue from protective film. Dust has to be vacuumed with a HEPA filter before any water is used — wetting it first turns it into a paste that sets into the grout.

Should I clean before or after the furniture arrives?

Before, without question. An empty unit gives access to the back of built-in storage, under where appliances will sit, and the full floor area. Once furniture is in place those areas are sealed off for the length of your tenancy.

How long does it take and do I need to be there?

It depends on size and condition, and we put an estimated duration in the quote. You do not need to stay for the whole job. Many people hand over the key, receive progress photos on KakaoTalk, and come back at the end to check the result together.

Is there a minimum price?

We work from a floor of 15,000 KRW per pyeong (평, about 3.3 square metres) and do not take jobs below that. The figure moves up with the level of soiling, the number of bathrooms and any options you add. Send photos and we will give you a range within about ten minutes.
